Why You’ll Never Find the Online Floor Plans For You (and Why That’s Okay)

A lot of people go to a home builder’s website, take a look at a few example floor plans, and then, if nothing jumps out at them, they move on, dismissing the builder entirely trying to look at Online Floor Plans.

 

That’s usually the first mistake.

And usually it happens when they’re trying to find “the perfect plan.” He

 

Truth Is, the Perfect Plan Doesn’t Exist (Yet)

 

It isn’t something you find.

It’s something you design.

You could go to a builder’s website and find what seems like the perfect layout today, then change blocks tomorrow – and there’d be a very good chance the original layout no longer works.

Some elements might stay the same, but it’s very unlikely that the base plan would.

 

Truth is, a Plan on a Website Is Really Just a Starting Point

 

It helps you get something down on paper, so you aren’t just staring at a blank page.

Things like where the kids will be, where you want the master bedroom, whether the living room is open or not, whether the garage comes from the front or the side. You know, the broad-stroke stuff.

And this step doesn’t have to be formal or polished. In fact, when I’m working with a client, we’re usually just drawing rectangles and squares at this stage, scribbling down rough ideas.

From there, the real work begins. That’s when we brainstorm with purpose, and consider how you’ll actually live in the home:

  • Do you entertain often?
  • Do you work from home?
  • Do you spend more time indoors or out?
  • Are you up before the kids, or is everyone up at once?
  • Do you need higher ceilings and doorways because you’re Dutch?

These questions are just as important as the build itself, because without them, would the home truly fit your lifestyle?

 

But It Should Go Much Deeper Than That

 

During every brainstorming session, a quality builder should explain the advantages and disadvantages of certain ideas, bringing years of lived experience to the table to make sure you aren’t digging yourself into a corner.

It usually goes something like this:

I get why you like that wall of glass. It looks great. But if we put that on the west-facing side, that living room’s going to cop the full afternoon sun and it’ll be hard to keep cool in summer.

Or…

I know you like the idea of one big open space, but just keep in mind, without a bit of separation, the noise from the TV and the kids can carry right through the whole house.

Or…

That double-height entry will definitely look impressive when you walk in. We just need to be careful, because it can chew up a fair bit of floor space upstairs and add cost without really changing how you live in the home.

 

Of Course, You Don’t Have To Agree With Everything We Say

 

As long as it isn’t affecting structural integrity or building requirements, the final decision is always yours. Our job is to make sure you understand all the options clearly before you commit.

Ultimately, this back-and-forthing will tease out the personal – sometimes quirky – details that will separate your final plan from the example plans you find online.

It’s how you get a truly custom build, not just the illusion of it.

 

So, Don’t Judge a Builder by Their Website Plans

 

Plans on a website are just inspiration. They’re an image board. They’re there to spark ideas, not to be copied exactly.

A real custom builder uses a plan to begin the conversation.

A fake custom builder uses a plan to control the outcome.

Once you know what to look for, the difference becomes obvious.
